How it's priced
Your price comes from the wall we actually wash. County property records carry your building footprint and the number of stories, so the quote engine works out roughly how many square feet of exterior wall that is and prices it at a rate set by your siding type. Type your address and you get an itemized price with that arithmetic on the screen. A two-story house has about twice the wall of the same footprint in one story, and stucco or wood is slower and gentler work than vinyl — both are in the number rather than guessed at on a phone call.
Adding a second service to the same visit costs less than booking it on its own: one drive, one setup, one teardown. The quote shows both prices on the line so you can see the difference.

FAQ
Questions we get
- Will soft washing hurt my plants?
- We pre-wet the beds before we start and rinse them again after. The solution is diluted by the time it reaches the ground. Tender new growth and ferns can show tip burn; water the beds normally for a few days and tell us within a day or two if anything looks wrong.
- Does the green on the north side stay gone?
- Longer than a rinse, because the wash treats the growth instead of knocking it off. It is not a coating and this is a humid climate, so it does come back. Shade, tree cover, irrigation hitting the wall and mulch against the siding all shorten the interval.
- Why does my siding look chalky after?
- Because it was chalky before. Oxidation is the finish breaking down, and cleaning removes what was sitting on top of it. If we see chalking during the walk-around we say so before we start, because no wash restores a degraded finish.
- Do you wash windows?
- Frames, sills and glass get rinsed as part of the wall. They do not get detailed, and a spot-free finish is not the goal of a house wash. If a window seal has already failed, tell us up front and we work around it.
- Can you wash a painted house?
- Sound paint, yes, at low pressure like any other siding. Peeling, blistering or chalking paint, no: washing strips it, which is a different job. Houses built before 1978 are a lead-paint question and we refer those out.
